What you need to know before you buy our plans.

Our Packages have nearly everything you need to get your house constructed.
Whether you are working with a contractor or if you are taking this project on your own.
The plans that we provide are 3/4 plans they are not full architectural plans we only provide the following with our price.

Conventional Plans
|
|
- Cover Sheet - which includes square footage Legend, Plan No. , Customers Name, and our Logo.
- Elevation Plan - Which includes Front, Both Sides, and Rear Elevation at 1/4" scale.
- Roof Plan - This includes only a top view of the roof showing plate call outs, soffit vents, etc. does not include a rafter plan.
- Floor Plan - This includes the layout of your house, dimensions, door sizes, window sizes. We do not include the following with a 3/4 plan. Kitchen
cabinet elevations, callouts for carpet or tiled areas these items are discussed with your contractor at time of bid.
- Electrical Plan - These Plan shows all the outlets, ceiling fans, lighting fixtures needed. We only go as far as placement of fixtures we do not specify
what type of fixtures is been placed. That is given to you by the contractor at time of bid.
- Foundation Plan - Foundation Plan varies depending on the type of soil and the climate in your area we request to have this foundation plan checked
by an engineer before starting jog. we provide a simple foundation plan.
- Detail Sheet - We provide a general detail sheet with our plans. This codes may change depending on your city codes. Check with your city or county
building inspector.
- Plot Plan - This sheet is the layout of your land with the proposed house tide down to it this will tell the contractor where to place the house on your
land. You will have to provide us with a Survey or a Recorded Subdivision Plat of the Land in order for us to provide you with this sheet.

VA, FHA, and USDA Plans
|
|
- Cover Sheet - which includes square footage Legend, Plan No. , Customers Name, and our Logo.
- Elevation Plan - Which includes Front, Both Sides, and Rear Elevation at 1/4" scale.
- Roof Plan - This includes only a top view of the roof showing plate call outs, soffit vents, and Attic Note calculation.
- Floor Plan - This includes the layout of your house, dimensions, door sizes, window sizes kitchen cabinet elevations.
- Electrical Plan - These Plan shows all the outlets, ceiling fans, lighting fixtures needed. We only go as far as placement of fixtures we do not specify
what type of fixtures is been placed that is given to you by the contractor at time of bid.
- Foundation Plan - Foundation Plan varies depending on the type of soils in your area we request to have a P.I. Testing done for the land you will be building on by some geological engineers and have them provide us with the results. For USDA we provide a USDA foundation designed with foundation designs provided by USDA handbook and soil test will be decided by Soil Conservation handbook provided by USDA. Sometimes any engineer will be requested depending on the P.I. that has been provided by this handbook.

- Plot Plan - This sheet is the layout of your land with the proposed house tide down to it and assumed elevations on this land. This will tell the
contractor where to place the house on your land. You will have to provide us with a Survey or a Recorded Subdivision Plat of the Land in order for us to
provide you with this sheet.
- A/C Layout & Manual J. Form - This A/C duct work and manual j need to designed by a licensed air condition person or company and needs to be
provide to RNTM Drafting Services so we can include this sheet with our package. We will also need the A/C Persons Licence No.
- Ceiling Joist Plan - This plan shows all the ceiling joist layout and cross sections of any vaulted ceilings that might appear on your plan.
- Rafter Joist Plan - This plan shows all the rafter layout of your roof plan.
